Convert a Single House into Two Units and Maximize Rental Income!
Today, we’re taking you on a tour of one of our conversion projects in 366 Toronto.
This property is 120 years old and is located near the University of Toronto. Originally, it featured a layout with a commercial space on the ground floor and a residential unit upstairs. The owner approached us with the goal of converting it into a duplex with front and rear units, while also adding two carports. When we first took on this project, the house was in extremely poor condition—none of the floors were level, and the structure was already damaged.
After reaching out to various renovation companies, the owner decided to entrust this remodeling project to Betterview for drawings, permitting and construction. Upon signing the contract, the 366 Toronto Project Team combined with designers, engineers, the project manager and the coordinator was activated immediately. We ensured the project complies with City of Toronto regulations, including zoning bylaws, building permits, additional dwelling unit (ADU) requirements, and fire safety standards. And the project team spent much time planning everything out for preconstruction.
Due to the excellent teamwork and a well-established internal construction system with standardized regulations, each stage was handled by dedicated experts and maintained efficient communication with the client during the whole renovation period.

After completion, the residential area upstairs consists of two separate units. Each unit is 800 sq. ft.—one at the front and one at the back with its own heating system, water meter, and gas meter, along with a private living room and kitchen.
To maximize rental income based on the client's needs, we incorporated several new design elements. Every bedroom is now a self-contained suite, offering enhanced privacy and functionality.
Since the ground floor houses a Chinese fast-food restaurant, we ensured that the renovation met all fire safety and ventilation requirements. After the upgrade, there are no lingering odors or noise issues, providing a comfortable living environment.
